Vancouver Real Estate trends in May saw lower sales, more listings and prices flattening out - a possible buyers market?

Over 7000 homes have been added to the real estate market - a 10% increase from the total listings in April - again this points to being a buyers market.

This corresponds with benchmark house prices having fallen for detached Vancouver homes from $818,403 recorded in April to $810,175 in May however this is up 19% year on year.

The same benchmark figures for Vancouver condos was $398,783 in May with relatively little change from $397,779 recorded in April. However again this is up almost 14% year on year.

For Vancouver Townhouses we are seeing a year on year increase of almost 15% with the benchmark at $500,339 having previously seen it at $502,399 in April. Very little monthly change again.

The debate still goes with experts on one side claiming we are on a housing bubble with inflated prices whereas there are others stating they will continue to climb and are going strong. Who to believe?

April saw a Blip in the rise of Vancouver Real Estate prices - a sign that house prices are moving into a balanced state

The conference board of Canada noted that Vancouver's average real estate house price dipped 2.6% to $662,348 in April from March. However it must be noted that this is still 20% higher than the figure at April 2009.

With a dramatic rise in new listings this has become a buyers market with buyers taking their time with offers.

Take advantage of the recent falls in house prices. One month is not a trend and therefore this provides the perfect opportunity to capitalize on a recent blip in prices.
